Today: The most anticipated hotel openings of 2025
Last month, I published my list of the 75 best new luxury hotels of 2024. Today, I share with you the 75 hottest luxury hotels & resorts that are expected to open their doors in 2025. It promises to be an exciting year as some of these new hotels will be managed by the world’s most exclusive hotel brands, including Aman, One&Only, Mandarin Oriental, Rosewood and Four Seasons. Please keep in mind that hotel openings do get delayed from time to time, so to avoid disappointment, try not to book a room before the hotel has effectively opened.

1. AMANVARI, MEXICO
Tucked away where the sea, the wild desert and farmland meet, Aman’s new destination in Mexico will offer a peaceful escape and private oasis at the edge of the Sea of Cortés. Located in Baja’s East Cape, Amanvari, which takes its name from the Sanskrit-derived words for “peace” and “water,” will feature a resort, private Aman Residences, multiple dining venues, an Aman Spa, and its own stretch of white sand beach. Nestled in a delicate ecosystem of estuaries and perched between the sea and sky, Amanvari will be a serene island rising from boundless terrain, allowing the lush flora and fauna to flow uninterrupted below. In keeping with Aman’s unique design ethos of ensuring that the destination forms the vision, Amanvari will offer the finest views of the sea and mountains. Seamlessly integrated into the surroundings, each pavilion will offer the utmost seclusion, and the perfect balance of indoor and outdoor living.
2. ROSEWOOD MANDARINA, MEXICO
Located on the country’s west coast, Rosewood Mandarina will be situated in the breathtaking region of Riviera Nayarit. The hotel – which is expected to open in spring 2025 – will offer 140 guestrooms, suites and villas with panoramic views across the mountains, beach and ocean. Guests will be able to choose from three restaurants and bars including a specialty restaurant and sunset bar as well as more informal options such as a pool grill and beach bar. The resort will offer event space, three pools, a fitness center, and an Asaya Spa with 10 treatment rooms. The beachfront property will draw inspiration from the local, pre-historic Huichole and Cora cultures, combining modern luxury and comfort with the riches of its extraordinary setting. With a focus on the element of “water,” the resort will provide visitors with exclusive access to three diverse environments: the beach, The Flatlands, and the mountains, each offering unique activities.
3. THE ST REGIS QUIVIRA, MEXICO
The St Regis Los Cabos at Quivira will showcase an exclusive 120-room luxury beachfront hotel and 60 residences set within Quivira Los Cabos, a premier residential community with an enviable list of assets, from a glorious of virgin beach on the Sea of Cortes to an internationally-acclaimed Jack Nicklaus Signature course at Quivira Golf Club. The hotel’s guest rooms will feature ocean views and the renowned St Regis Butler Service. The property’s three signature dining venues will range from a specialty restaurant and a beachfront grill with all-day dining to an al fresco poolside restaurant with fresh small plates and crafted cocktails. Guests will have access to a plethora of recreational facilities, including a fitness and wellness center, swimming pools, saltwater lagoon, luxury cabanas and a destination spa.

4. CHABLÉ SEA OF CORTEZ, MEXICO
Chablé Hotels & Resorts, a boutique Mexican-owned luxury hotel company, will open its third hotel property, Chablé Sea of Cortez, in 2025. Stretched over nearly 700,000 square feet of raw, untouched desert, Chablé’s upcoming masterpiece is an embodiment of sophistication. Jacques Costeau once hailed the Sea of Cortez as the “World’s Aquarium,” and this oasis promises the same enchantment but on land. The Chablé Sea of Cortez will include 50 stunning luxury villas and residences. Drawing its inspiration from the serenity of its surroundings, Mexican design studio, Sordo Madaleno Arquitectos (SMA), was given the challenging task of ensuring each of the 50 units enjoyed an unspoiled ocean view. The property will also feature a huge spa, three dining venues, event space, private beach, and ocean-front pool.
5. PARK HYATT LOS CABOS AT CABO DEL SOL, MEXICO
Park Hyatt Los Cabos at Cabo del Sol Hotel is set to open in summer 2025 and will be the first Park Hyatt hotel in Mexico. Located 15 minutes from downtown Cabo San Lucas, and 40 minutes from San Jose’s International Airport, and within the exclusive community of Cabo del Sol, this lavish, master-planned golf resort will stretch along two miles of pristine beach, offering sweeping views of the Sea of Cortez. The luxury resort will boast 163 ocean-view guestrooms and suites, 19 villas and residences, stunning pools, a world-class golf course, a full-service spa, an impressive 59,000 sq. ft. fitness and wellness centre, plus 35,000 sq ft of indoor and outdoor meetings and events spaces. Unique culinary experiences include a Mediterranean-inspired signature restaurant, a Mexican restaurant, an exclusive Beach Club with beachfront pool, and poolside cabana service.
6. WALDORF ASTORIA SAN MIGUEL DE ALLENDE, MEXICO
Waldorf Astoria San Miguel de Allende will be located in the heart of a UNESCO World Heritage site, surrounded by the destination’s signature cobblestone streets and brightly colored Spanish-colonial buildings. Hotel guests will enjoy some of the area’s most impressive attractions within walking distance, including the renowned neo-Gothic church Parroquia de San Miguel Arcángel. The resort will feature 120 artfully designed guest rooms and suites. Hotel guests will be able to utilize wellness-inspired amenities, including a state-of-the-art fitness center with yoga and meditation areas, a restorative destination-inspired spa, and a rooftop space with pools and relaxation areas offering views of the city. An on-site art gallery and local artisan crafts store will also welcome guests, while family travelers will have access to the hotel’s kids and teens club. The array of amenities will be complemented by the hotel’s culinary excellence, to be experienced across three restaurants, two bars and a coffee shop.

7. NEKAJUI, A RITZ-CARLTON RESERVE, COSTA RICA
Nekajui, a Ritz-Carlton Reserve, will be an exclusive luxury resort located in Costa Rica’s Guanacaste region on a one-of-a-kind site on the Papagayo Peninsula. The new resort will offer 107 guest rooms, suites, and residences with access to breathtaking views, outdoor terraces, plunge pools, and spa-like amenities. The resort design will seamlessly integrate the cultural heritage, historical details, and natural beauty of Guanacaste, creating three distinct areas with unique architectural styles. Nekajui, a Ritz-Carlton Reserve aims to prioritizes a deep connection with nature, with a hospitality design that embraces open spaces and natural ventilation. The property will feature stunning landscapes, a hanging bridge leading to a spa, and a funicular railway descending to a beach club near sea caves and sandy beaches. This convention-breaking resort aims to set new standards in environmental, social, and governance commitments and emphasizes the importance of human connections with nature and oneself.
8. WALDORF ASTORIA PUNTA CACIQUE, COSTA RICA
Waldorf Astoria Costa Rica Punta Cacique will be situated on the dramatic cliffside peninsula of Cacique, overlooking the secluded Playa Penca. Its thoughtful design fuses modern architecture and superior amenities with tropical surroundings, native flora and fauna, connecting guests with the natural environment and enchanting them with expansive ocean and tropical forest views from every location, including the 148 guest rooms and 40 suites that offer the utmost privacy. The hotel will feature six dining outlets, including a signature restaurant focused on the flavors of the Pacific. Guests will also be invited to nourish both body and soul through a thoughtfully curated wellness program that includes mindfulness practices, fitness routines, holistic therapies, and native rituals. The property will also offer multi-level pools, a state-of-the-art gym complete with a movement studio and outdoor yoga, and the signature Waldorf Astoria Spa, inspired by the region’s rich biodiversity.
9. THE ST REGIS ARUBA
Situated in the heart of Aruba’s bustling high-rise hotel district, the 220-room St Regis Aruba Resort will enjoy a prime location along the famed Palm Beach. Guests can look forward to a range of top-tier amenities designed to deliver an unparalleled experience, including a central pool area, an indulgent destination spa, a boutique-style casino, and a state-of-the-art fitness center. On the culinary front, the resort will feature two dining options: a signature restaurant offering a gourmet experience, and a poolside bar and grill for more relaxed dining. This new property will become the second St Regis resort in the Caribbean, joining its sister location St Regis Kanai, which opened along Mexico’s Caribbean coast in 2023. With its opening, the St Regis Aruba Resort promises to elevate the island’s reputation as a top-tier destination for discerning travelers seeking the ultimate in luxury.
10. THE ST REGIS CAP CANA, DOMINICAN REPUBLIC
The St Regis Cap Cana Resort & Residences will be the first St Regis hotel in the Dominican Republic. Slated to open in 2025, the brand-new hotel is expected to feature 200 luxurious guest rooms and suites with spectacular ocean views and 67 residences, in addition to the iconic St Regis Butler Service, bespoke amenities and a world-class golf course designed by Jack Nicklaus. Set within a community committed to the continued preservation of the environment, The St Regis Cap Cana Resort & Residences is expected to adhere to the highest standards of sustainable and conservation-oriented development. This includes the project’s architectural design, which finds its inspiration within the Punta Espada golf course, where the hotel and residences are integrated into the environment as if they were a natural component of the course.
11. W PUNTA CANA, DOMINICAN REPUBLIC
W All-Inclusive Punta Cana in Uvero Alto will be an adults-only, all-inclusive luxury property in the Dominican Republic. This hotel is expected to be the first W Hotels property in the market and one of the first W All-Inclusive resorts globally. W All-Inclusive Punta Cana Uvero Alto will feature 349 guest rooms with balconies and plunge pools, as well as several suites. With immersive and dynamic adult-focussed programming, plans for the resort include a spa with 11 treatment rooms, a retail area, three pools with pool bars and eleven food and beverage destinations. The W will join other Marriott all-inclusive properties in the Dominican Republic, including Sanctuary Cap Cana Resort and the Royalton Punta Cana.
12. ZEMI MICHES RESORT, CURIO COLLECTION BY HILTON, DOMINICAN REPUBLIC
Enviably located north of Punta Cana in the coastal town of Miches and nestled on the secluded, pristine shores of Playa Esmeralda, Zemi Miches All-Inclusive Resort, Curio Collection by Hilton will seamlessly blend sophisticated design with eco-conscious practices, inviting travelers to discover a truly unique all-inclusive experience. The brand-new 500-room beachfront, all-inclusive resort will welcome travelers to an area known for its pristine beaches, sprawling mountain landscapes and lush natural surroundings. Six restaurants and six bars will tempt palates with great cuisine, from Asian, Taino, Italian and seafood to an all-day buffet, lobby bar, sports bar and more. Guests will enjoy a wide variety of entertainment and recreational amenities, including retail shops, a kids club, and a sprawling pool complex with water park. In addition, guests will be able to relax and refresh at the property’s signature spa featuring ten treatment rooms, a beauty salon, a sauna and more.
13. FOUR SEASONS HOTEL AND RESIDENCES CARTAGENA, COLOMBIA
Cartagena’s upcoming Four Seasons property will be housed in a collection of landmark buildings dating as far back as the 16th century. These are: the Cloister of Saint Francis, encompassing Saint Francis Church; the 1920s Beaux Arts Club Cartagena; and four theaters – Teatro Cartagena, Teatro Calamari, Teatro Bucanero and Teatro Rialto. Careful restoration work will preserve the heritage-rich buildings’ original architecture. Located just steps from Cartagena’s Unesco World Heritage-listed walled city, this property will place guests and residents at the heart of the coastal hub. As well as providing immediate access to Cartagena’s historic district, the hotel is close to Bodeguita Pier, which is the setting-off point for boat trips to Baru Island and the Islas Corales del Rosario. On completion, the hotel will showcase interiors designed by Francois Catroux and Wimberly Interiors, and comprise 131 guest rooms including 27 suites. Facilities will include four restaurants & lounges, two ballrooms, a spa, fitness center, and two rooftop pools.
14. SILVERSEA PATAGONIA, CHILE
Silversea, the luxury cruise company, is developing a hotel in Puerto Williams, Chile – the southernmost city on Earth – to create an unrivaled experience for guests to explore the rugged landscape of Antarctica. The hotel will facilitate a uniquely frictionless journey to the ‘White Continent,’ allowing guests to enjoy Silversea’s personalized service and warm hospitality throughout their voyage. Guests embarking on the cruise line’s innovative Antarctica Bridge fly-cruise program – the fastest and most direct route to Antarctica – will fly directly to Puerto Williams from Santiago, Chile’s capital city, for a superior experience. The new 150-room hotel will be built in partnership with a consortium of Chilean investors with completion scheduled for the end of 2025. The start of construction was celebrated at a groundbreaking ceremony where the partners were joined by Chilean government representatives and key stakeholders. Silversea is the only cruise line that homeports from Puerto Williams during the Antarctica season.

15. ONE&ONLY MOONLIGHT BASIN, MONTANA, USA
Launching as the first One&Only resort in the United States, One&Only Moonlight Basin will be comprised of six resort buildings, including 73 guest rooms and suites, 19 guest cabins, 62 Private Homes, and 8 Private Estate lots. The renowned architect Olson Kundig based the overall design aesthetic to take full advantage of the stunning views and natural landscape. With six restaurants and bars on property, the resort’s dining philosophy will aim to excite all senses of their guests. From a Japanese steakhouse to lighter fare at the ski lodge, or the terrace bar where guests can enjoy a warming whiskey cocktail or a glass of wine by the fire, there will be something for all tastes. Offering an array of treatments and relaxation areas, the Spa at One&Only Moonlight Basin will be designed to soothe the mind, body, and soul. One&Only Moonlight Basin will be set in Big Sky, the famed ski resort which offer skiers and snowboarders 5,800 acres of world-class terrain.
16. NAPLES BEACH CLUB, A FOUR SEASONS RESORT, FLORIDA, USA
The legendary former Naples Beach Hotel & Golf Club, set on 1000 ft (300 m) of white-sand beach in iconic Old Naples, will be reimagined as the Naples Beach Club, a 125-acre Four Seasons resort and residential beachfront community including up to 185 luxury residences, a 216-room hotel, and an unparalleled private club for residents and members. Resort amenities will include inspired indoor and outdoor lounges and restaurants flowing from the hotel lobby, a beachside garden with outdoor pools, cabanas and an event lawn, upscale retail stores, an event ballroom, and multiple dining experiences with dramatic views of the Gulf of Mexico. In addition, Market Square, located near the golf course, will be a vibrant gathering place for the Naples Beach Club community, offering a general store, a bar and grill with a game room and a bowling alley, a Kids Club, casual eateries including an ice cream pavilion, and an expansive lawn.

17. THE VINETA HOTEL PAM BEACH, FLORIDA, USA
Slated for a spring 2025 opening, the Vineta Hotel in Palm Beach will mark Oetker Collection’s 12th hotel around the globe. Situated in the heart of Palm Beach, the hotel is located just two blocks off Worth Avenue – famed for its designer boutiques, restaurant scene and noteworthy galleries, and mere minutes away from the beach. Paying homage to the hotel’s legacy, Oetker Collection will restore the Vineta name, which it held for over five decades, heralding a bold new chapter in the property’s nearly 100-year history. Most recently known as The Chesterfield, the landmark building will be reborn following a top-to-bottom renovation by internationally acclaimed AD 100 interior designer Tino Zervudachi. Reducing the room count from 53 to 41 to allow for a more generous sense of space, the hotel will offer a range of accommodations, featuring fresh and bright interiors with a nod to the town’s distinct island lifestyle, and encompass new vibrant dining and bar concepts.
18. ANDAZ MIAMI BEACH, FLORIDA, USA
Hyatt Hotels is currently renovating The Confidante Miami Beach and transformating it into the new Andaz Miami Beach, which is slated to open in March 2025. With three towers overlooking the beach, the hotel will offer the first-of-its-kind ocean view check-in experience in Miami Beach, a reinvention of all culinary offerings and dynamic spaces including the restaurant outdoor terrace and a second level outdoor Andaz Lounge, which will be a bar-forward destination designed to become the veritable living room of the neighborhood, with a palpable energy and authenticity that will invite guests and locals to gather, socialize and share ideas in a comfortable and informal setting. The property will offer 25,000 square feet of indoor and outdoor event experience space from ballrooms with ocean views to a pool equipped with technology that converts the space to a hard surface for gathering and activations within minutes.
19. WALDORF ASTORIA NEW YORK, USA
For nearly a century, Waldorf Astoria New York has been a fixture of New York City society, earning its place as a beacon of radiance in the cultural capital of the world. Following a meticulously and thoughtfully-crafted restoration effort led by renowned architects from Skidmore, Owings & Merrill and interior design by Pierre-Yves Rochon, the property will retain the scale and beauty of the original Art Deco architecture reimagined with fresh contemporary furnishings that pay homage to the original Waldorf Astoria New York. The 375-room hotel will feature some of Manhattan’s largest rooms and suites that will embody the spirit of New York. In addition, hotel guests and visitors will have access to a holistic wellness program, including a spa spanning over 30,000 square feet and a state-of-the-art fitness center, unmatched culinary offerings with a standout signature restaurant helmed by acclaimed Chef Michael Anthony, and 43,000 square feet of modernized event space including a striking new opera-inspired Grand Ballroom set to be the crown jewel of New York City’s entertainment scene.
20. FAENA NEW YORK, USA
Faena’s unique spirit of luxury and experiential hospitality is making its way to the City of Dreams. Perfectly situated by the High Line and Hudson River, Faena New York will be reimagining One High Line’s East Tower as its next destination. Showcasing 120 stunning rooms and suites, each boasting breathtaking views and decor, guests will enjoy access to Faena’s amenities and masterful blend of expertise. This will include innovative culinary concepts at its 5,000-square-foot restaurant helmed by a renowned celebrity chef and a healing sanctuary at its 17,000-square-foot spa, Tierra Santa Healing House. Faena Rose members will also enjoy exclusive entry into the ultimate nightlife atmosphere, The Living Room, an elevated setting with live entertainment, private dining, and outdoor terraces.
21. THE TWENTY TWO NEW YORK, USA
The Twenty Two, a hotel and members club with its original outpost steps away from Grosvenor Square in the heart of Mayfair, London, will launch its second location in Union Square at 16 East 16th Street in Manhattan. The New York property will be nearly double the size of its sister hotel in London and will feature 17 suites and a rooftop penthouse. The hotel will include a private members club on the second floor of the property, designed for the creative and curious. The food and beverage operations for the hotel and members club will be curated by the renowned all-female team from New York’s Raf’s and Michelin-starred The Musket Room, sisters Jennifer Vitagliano and Nicole Vitagliano, and Executive Chef Mary Attea.
22. WHITE ELEPHANT ASPEN, COLORADO, USA
Mountain contemporary will blend with modern luxe at the new White Elephant Aspen Hotel, which is expected to open in 2025. This Aspen outpost will exude the boutique sensibility and style, for which White Elephant is known. Guests can look forward to a rugged yet sophisticated design that embraces the history and culture of Aspen, accented by patinated pitted brass, Roman clay-washed walls, leather-detailed upholstery, and a color palette of rich rust, light woods, warm whites, and deep charcoals. The luxury boutique hotel will come with a pool and hot tub area and a chic après-ski scene. The property will also house a fine dining restaurant in a glass-enclosed pavilion, creating a seamless connection between the hotel and the pool lounge outside. It will provide a sophisticated dining experience for guests and patrons alike.
23. PARK HYATT LOS ANGELES AT OCEANWIDE PLAZA, CALIFORNIA, USA
Park Hyatt Los Angeles at Oceanwide Plaza will exude a sophisticated character courtesy of acclaimed international design firm Studio Munge. This luxury hotel will feature upscale accommodations, exquisite culinary offerings, sophisticated works of art, as well as masterful attention to detail and a signature level of service offered by the Park Hyatt brand. The 184-room luxury hotel, with 34 suites, meeting and events spaces, spa and wellness facilities and a swimming pool, will connect to the retail and amenity podium known as The Collection at Oceanwide Plaza. The retail space design will lend to experience-driven guest accommodations amid a dynamic environment for innovative retailers to showcase unique merchandising concepts and sought-after products.
24. THE RITZ-CARLTON, PARADISE VALLEY, ARIZONA, USA
The Ritz-Carlton, Paradise Valley promises to be one of the finest resorts of its kind ever built in Arizona. Spread out over approximately 20 acres, the abundant oversized suites and detached casitas will make the resort an ideal destination for those seeking a private oasis. Guest accommodations will be connected by quiet, lush courtyard gardens and shaded walkways – evoking the sense of a village. The main pool will be one of the longest resort pools in North America. A specialty dining concept will harvest seasonal produce from the resort’s anticipated herb garden and citrus orchard and incorporate ingredients into the daily menus. Rounding out the offering will be a 16,000 square-foot spa with indoor/outdoor treatment areas, and a grand lawn with stunning views of the iconic Camelback, Mummy and McDowell mountains.
25. AMAN NAI LERT BANGKOK, THAILAND
Aman Bangkok will be Aman’s first resort and residences in Bangkok, and its second in Thailand after Amanpuri in Phuket (which I reviewed here). Amid the skyscrapers of central Bangkok, Thailand’s first urban Aman hotel and residences will rise from the verdant sanctuary that is Nai Lert Park. Here, history and nature will come together to tell a new Aman story, one entwined with the exceptional legacy of Thailand’s revered Nai Lert family. Amid the leafy embrace of Nai Lert Park, Aman Nai Lert Bangkok will offer guests and residents a peerless experience of the Thai capital. Designed with wraparound views, open-air terraces and an innovative central atrium by Jean Michel Gathy of Denniston, the 36-storey building will house the 52-suite hotel, no more than 50 residences and unparalleled leisure and entertainment facilities.
26. SIX SENSES THE FORESTIAS, THAILAND
Six Senses The Forestias will be set within the most unique forest community that Thailand has ever seen. The hotel is built on the ethos that the secret to lifelong happiness is close relationships and, what’s more, that living around nature has a therapeutic and calming effect. Layered onto this will be state-of-the-art health, wellness, and hospitality facilities. At the heart, 27 exquisite residences will be set around an enchanting woodland lagoon, ranging between three to five bedrooms with spacious living areas. There will also be a wealth of experiences to discover at the hotel. From walking the nature trails to practicing tai chi and yoga, seasonal festivals, lifestyle store concepts, and dining, there will be something for all generations to enjoy. Six Senses Place will offer residents, hotel guests, and a new kind of social and wellness club featuring pioneering programming to encourage growth, reflection, and reconnection, along with a central bar and lounge, coworking spaces, a restaurant, and spa.
27. MANDAI RAINFORST RESORT BY BANYAN TREE, SINGAPORE
The Mandai Rainforest Resort by Banyan Tree will be nestled within the Mandai Wildlife Reserve, Singapore’s wildlife and nature destination that is home to renowned zoological parks – Bird Paradise, Night Safari, River Wonders, and Singapore Zoo – connecting people to the fascinating world of wildlife through meaningful experiences. Biophilic design will be at the heart of the resort’s architecture, influencing every aspect from programs to signature amenities and services. Drawing from Banyan Group’s legacy of honoring the essence of each location, the 338-room resort will blend seamlessly with its natural surroundings, offering rooms nestled in lush greenery or overlooking the Upper Seletar Reservoir. The unique layers of the rainforest – from the forest floor to the canopy – will be reflected in the room designs, celebrating nature’s rich biodiversity. Guests will be encouraged to join in thoughtful sustainability efforts, fostering a lighter environmental footprint throughout their stay.
28. ROSEWOOD MIYAKOJIMA, JAPAN
Rosewood Miyakojima’s 55 villa accommodations will feature private pools, landscaped gardens and unobstructed sea views. Conceived by Netherlands-based Studio Piet Boon, the architecture and interiors will be seamlessly designed to immerse guests in the natural surroundings and express harmony with the island through the extensive use of local materials. Mitsubishi Jisho Sekkei Inc. is providing local architectural expertise and support in realizing the design vision. Four restaurants and bars will include relaxed beachfront concepts showcasing fresh seafood, prized island-raised beef, locally distilled spirits and craft beer. Asaya, Rosewood’s pioneering integrated wellness concept, will offer treatment rooms set amid private gardens, indoor and outdoor hydrotherapy facilities and a menu of programs and services influenced by local healing traditions. Beyond the resort, guests will discover an abundance of vividly picturesque sites, from the majestic natural stone arch of nearby Sunayama beach to the perfectly poised lighthouse at Higashi-Hennazaki Cape (a nationally designated “Place of Scenic Beauty”) and Yonaha Maehama, regularly ranked as Japan’s best beach and renowned for its cinematic sunsets.
29. WALDORF ASTORIA OSAKA, JAPAN

Located at the base of the Dolomites in the town of San Cassiano, the famous Rosa Alpina Resort is currently undergoing a remodel spearheaded by Denniston Architects’ Jean-Michel Gathy, who most recently oversaw the design of the Aman New York. As part of the project, the property’s guestroom count will decrease from 52 to 50. Rosa Alpina’s top-tier accommodations will include two new 1,615-square-foot presidential suites, which will join the hotel’s existing 3,015-square-foot Chalet Zeno. Situated on the island of Giudecca, the property will comprise three historically significant buildings, as well as a church and extensive gardens of almost one hectare. Situated in the historic Piazza della Minerva, in the heart of Rome and just steps from the Pantheon, Orient Express La Minerva is set to open in Spring 2025 as the first hotel under the renowned Orient Express brand. The 93 key property, formerly known as Palazzo Fonseca dating back to the 17th century, occupies an entire island site and was acquired in 2021 by Arsenale SpA. Following a comprehensive renovation, the building’s interiors and historical features have been meticulously designed and restored under artistic direction of Franco-Mexican architect and interior designer Hugo Toro. Originally built in 1620 as the residence of the aristocratic Portuguese Fonseca family, the historic building was transformed into a hotel for the first time in 1811. It soon it became a favorite destination for prominent artists and intellectuals during the Grand Tour, hosting figures such as Stendhal, Vittorio Alfieri, and Herman Melville; and hosted a visit from Pope Pius IX. The restoration work reflects a project rooted in the history of Rome, inspired by Roman domus and the riches of the Eternal City, combining art Déco style with contemporary elegance, in perfect harmony with the mysterious identity of the Orient Express journey.

The Lake Como Edition will have 145 guestrooms, including two penthouse suites, a lobby bar, a floating pool and multiple food and beverage outlets overlooking Lake Como with views of the Bellagio mountains. The 2025 hotel opening will mark the brand’s entry into the UK and will open with 110 guest rooms and suites, starting from 355 square feet (33 square meters) and celebrating the building’s origins, while making space for modern living. There will also be 14 branded residences, with owners able to tap into all the privileges that come with a Six Senses home, including bespoke interior design, concierge service, dining, housekeeping and wellness programming.

The opening of Conrad Hamburg will mark the debut of Hilton’s luxury Conrad Hotels & Resorts brand in Germany. Situated in the heart of Hamburg, this hotel will occupy the historic Levantehaus building on the renowned Mönckebergstraße – one of Europe’s most popular shopping streets that’s home to a number of fashion boutiques and department stores. Just steps from the city’s key landmarks, attractions, and transport links, the hotel (originally a Park Hyatt Hotel) will offer 238 rooms, including 25 spacious suites. Guests will have access to nine meeting rooms, an elegant lounge bar and restaurant, and wellness amenities, including a spa, cutting-edge gym, and a pool.
60. MANDARIN ORIENTAL VIENNA, AUSTRIA
Mandarin Oriental, Vienna will be housed in a heritage building that originally served as the city’s commercial law court from 1912 to 2003. Mandarin Oriental, Vienna is located in a peaceful street in District One of Vienna within the Ringstrasse. It will be within easy walking distance of the city’s major attractions, including St. Stephen’s Cathedral, the Imperial Palace, Vienna State Opera and a wide range of restaurants. The conversion of the property is already underway, and the restoration will preserve many of the building’s original design elements. On completion, the hotel will comprise 151 guest rooms and suites surrounding a courtyard in the center of the property, incorporating a restaurant and outdoor garden. The property will also house a spa featuring a series of treatment rooms, a swimming pool and a well-equipped fitness center. A range of adaptable banqueting and meeting spaces will be available for events and social occasions.
61. MANDARIN ORIENTAL PUNTA NEGRA, MALLORCA, SPAIN
The Mandarin Oriental Hotel Group will open a new beach hotel on the island of Mallorca, Spain, in 2025. The new luxury resort comprises a significant reconstruction and redesign of the former H10 Punta Negra hotel, which occupies a peninsula on the Costa d’en Blanes in the southwest of the island. The resort will be spread over three hectares of landscaped clifftops and gardens cascading down to the sea, where it offers access to two coves surrounded by the sea. Mandarin Oriental Punta Negra, Mallorca will house 131 guestrooms, including 44 suites and nine bungalows located just a few steps from the waterfront. The spacious accommodation will provide full or partial sea views, outdoor terraces or balconies, some of which offer private panoramic plunge pools. A wide range of cuisines will be offered at a variety of local and international restaurants. A comprehensive Spa at Mandarin Oriental will offer the Group’s signature wellness therapies and beauty treatments, with a focus on local nature-inspired programs.
